In total on the site we have 51 stables split over 6 blocks on the yard. Cobham Manor Livery comprises 31 of those stables set out as below:
The Fronts
A block of 5 stables (3 horse, 2 pony and a store) in an enclosed area with 2 access points at each end of the block
The Courtyard
2 smaller blocks block comprising a block of 4 stables approx 10'x11' and block of 4 large stables, all outward facing centrally around a large concreted area with large picnic table which is a popular sun trap in the summer
The Mews
An enclosed block of 8 stables acessed through the Courtyard
Kew Gardens
An enclosed block of 4 standard sized stables with a store at end, with a gated entrance for horses and a pedestrian entrance
Academy
A covered block comprising 6 mixed sized stables (2 smaller stabled allocated for storage)

This yard of 19 stables and is run separately offering assisted/part/full livery by Sarah (07543 111373)
We additionally have toilets and a coffee shop where liveries can purchase cold drinks from the fridge on a daily basis or bring in their own tea/coffee/milk to make themselves a cuppa. We have a livery dedicated fridge to store your milk.
Our turnout paddocks are approx 1-2 acres in size, comprising generally post & tape and/or post & rail
We do run electric around almost all the paddocks. We ask that all liveries have access to an energiser & battery in the event you may need to super charge your boundary lines
Sorry we do not offer individual turnout. Typically we do not turn out overnight but on occasions depending on weather conditions this my be offered as an option. We do not do 24/7 turnout.
During the winter months turnout time is reduced so you may have to engage a freelance groom to do your bring in. We NEVER permit bring in when its dark.
We NEVER leave a horse out in the field on its own so ask that you bare this in mind when bringing your horse in if you are in a shared paddock. Our paddocks are arranged in such a way that usually horses can see each other from neighbouring paddocks, however, if bringing in your horse means someone elses horse is the last in the field, either return to the yard horseless and ask for assistance or bring both horses in together if it is safe to do so
All paddock repairs remain the responsibility of the horse owner. Any dividing paddock repair costs will need to be split by each owner either side of the division being repaired (unless you can prove without doubt which horse caused the damage)
You are responsible for your own poo picking (or pay someone to do it for you) which must be done at the very very least once a week. If after 2 weeks, the poo picking has not been done or is insufficient, it will be done and the costs for doing so charged back to you.
Liveries have access to 3 outside riding arenas, 2 of which are floodlit (on a pay for basis) and 1 indoor arena
On competition/clinic days this is limited to 1 arena but timings for the start and finish of the competition is communicated allowing liveries to plan around the event

Our local feed merchant Brambledown Sheppey delivers weekly
We have bii-annual visits from Saracen’s Feeds nutritionists with their weighbridge
There is limited lorry/trailer parking (charged for) so parking spot is subject to space
Each block operates a 'pay for' meter for electricity. Water is included in your livery price however excessive use may result in an additional charge
Children are permitted on the yard but they are to be supervised at all times and not wander off
We have a no smoking policy on the yard however there is a designated smoking area on the coffee shop patio where cigarette stubbing out buckets are provided. Do not leave butts on the floor
Repair cost of damage to yard equipment, buildings or fencing is NOT included in your livery and will be charged for but we will ensure wherever possible these costs are kept to a minimum
Dogs are permitted on the yard but please they are to be kept on leads. Please make sure you bag your dog poop and take it home with you
Access from 6am, last man out by 9pm
'Last man out' the yard ensures all lights are off and the double front gates are closed
Anyone driving and parking any vehicle on the premises do so at their own risk, this includes lorries and trailers
Our yard is covered by CCTV in some places. We do not have public wifi so if you ask permission to put your own camera up, you need to provide your own mobile wifi device to connect it to.
All livery is invoiced monthly in advance and is due on 1st of each calendar month paid by standing order
A security deposit equivalent to the first months livery is required
A contract will be issued, together with a copy of the yard rules and which turnout paddocks you will be allocated
